We encourage all buyers to visit the property in person before purchasing. Walk the land, check the boundaries, and envision your plans. We'll provide directions and any access information you need.
Choose Your Financing
Decide how you want to pay. We accept cash, traditional bank financing, VA loans, and offer owner financing. For owner financing, we'll discuss down payment options and monthly payment terms that fit your budget.

Once you're ready to move forward, we'll prepare a purchase agreement outlining the terms. For owner financing, we use a Contract for Deed (executory contract) as provided under Texas Property Code. This includes the purchase price, down payment, interest rate (APR), monthly payment, term length, and your rights under Texas law.
You'll receive all required Texas Property Code disclosures before signing. We encourage you to review everything carefully and consult with an attorney if you have questions.
Close and Begin Your Ownership Journey
We work with a local title company to handle closing. They'll verify the title is clear and record your Contract for Deed with the county. With owner financing, closings can happen in as little as 1-2 weeks. Once recorded, you have equitable title and possession rights to use the land immediately. The warranty deed transfers to you upon completion of all payments.
Enjoy Your Land
Start enjoying your land! You can camp, hunt, farm, or hold it as a long-term asset. If you plan to build in the future, you'll need to obtain proper permits from the county and arrange for utilities - these are separate processes that happen after your land purchase. Make your monthly payments, and eventually, you'll own it free and clear.
What to Consider When Buying Land
Access
How will you get to the property? Is there road frontage? Is the road paved or gravel? Are there any easements?
Utilities
Is electric available nearby? Will you need a well for water? What about septic systems?
Zoning
What is the property zoned for? Can you build a home? Are there minimum lot sizes or setback requirements?
Restrictions
Are there deed restrictions or HOA rules? Most of our properties have no HOA and minimal restrictions.
Flood Zone
Is any part of the property in a flood zone? This can affect insurance requirements and building permits.
Property Taxes
What are the annual property taxes? Rural land in Texas typically has low property taxes.
